Real Estate Facebook Ads Targeting in India: Who to Show Your Project To

For most Indian real estate projects, the right Facebook audience is a tight location around where buyers live, a minimum age and very few interests, with the ad itself doing the filtering. Below: location, age and interests, Advantage+ audience, warm audiences and lookalikes, lead form questions, and judging it all by cost per site visit.

The short version

Location
A pin or town with a radius covering where buyers come from
Age and interests
A minimum age as a hard limit; interests only as suggestions, or none at all
Lead form
Higher intent form type with one or two multiple-choice qualifying questions
Number to judge by
Ad spend divided by completed site visits, tracked in a sheet outside Meta
Starting ad budget I suggest
₹5,000 – ₹15,000 per month, paid directly to Meta
Location

Location radius or the whole city: which works for property ads

Use a radius around the project for plots and small-town projects, and the whole city for flats in larger cities. Location matters most, because a buyer has to reach the site.

In Ads Manager you can type a city or drop a pin and adjust the radius with a slider. Meta notes that radius limits vary by location type, that states and postal codes take no radius, and that a city can be set to Current city only.

For a city, Meta may also tick Reach more people likely to respond to your ads. It then adds people who searched for the city or its Marketplace listings, interacted with related Pages, have friends there or live in nearby towns, and Meta names real estate as a use case. It only adds people living in the same country.

ProjectLocation setting I start with
Plotted colony in a district townPin on the site, radius covering the town and nearby villages
Flats in a cityThe city, with Reach more people left on
Shops in a market or highway projectPin on the project, small radius, plus the district headquarters
Hometown buyersA separate ad set in the big cities where people from your district work
Age and interests

Age, gender and interests: why broad targeting often wins

Set a minimum age you can defend (property buyers are rarely under 25), leave gender open, and treat interests as hints. Interest categories like real estate are broad and loose; the price and location on the creative filter far better.

Meta's Advantage+ audience works this way by design. Meta splits the settings into audience controls, which are hard limits (locations, minimum age, custom audiences to exclude, languages), and audience suggestions (age range, gender, detailed targeting, custom audiences to include), which its system may go beyond when it expects better results. Meta recommends A/B testing Advantage+ audience for almost all campaign types, but not for retargeting.

  • Exclude people already in your form submissions or bookings list.
  • Go narrow only when the product is narrow, such as premium villas drawing enquiries far below your price.
Warm audiences

Custom audiences, lookalikes and retargeting video viewers

Your warmest audiences are people who already showed interest: video viewers, form openers and site visitors who gave you their number. Build these first, then use the best one as a lookalike seed.

  • Video viewers: a video engagement custom audience can include up to 200 of your videos and an engagement level (Meta's example: at least 10 seconds watched), with a retention window you choose. A 60 to 90 day pool of walkthrough viewers suits a long-running project.
  • Form openers: a lead form engagement audience can hold people who opened your instant form but did not submit. Meta suggests retargeting them; a reminder with a site-visit date works well.
  • Site-visit and booking lists: a customer list audience is built from phone numbers or emails you upload, which Meta hashes before matching. Upload only numbers given with consent.
  • Lookalikes: Meta needs a source of at least 100 people and recommends 1,000 to 5,000, and for lead ads advises seeding from customers rather than all form fillers. Lookalikes use the ad set's location, and Advantage+ lookalike (on by default) can deliver beyond the chosen percentage. With 60 site visits, stick to video viewers and form openers for now.
Budget and testing

How to split the budget and test creatives

Put most of the budget into one prospecting ad set per project and a small share into retargeting once warm audiences fill. Too many small ad sets is the commonest mistake in property accounts.

Meta says an ad set needs about 50 results in the week after its last significant edit to leave the learning phase, and lists small audiences, low budgets and too many ads as causes of Learning limited. On ₹5,000 – ₹15,000 a month, that means one or two ad sets.

  • Prospecting: about two-thirds of spend, broad location-led audience, three or four creatives in one ad set.
  • Retargeting: the rest, video viewers and form openers, with a site-visit or payment-plan message.
  • Testing: use Meta's A/B test with equal budgets; Meta advises against switching ad sets on and off by hand. Test price shown versus price on request first. Creative ideas are in my real estate reels ideas guide.
Lead form

Lead form questions that filter out casual enquiries

Use the Higher intent form type with one or two multiple-choice questions on budget and timeline. Meta says Higher intent adds a review screen where people confirm their details; it runs only in Facebook and Instagram feeds on mobile.

A form can hold up to 15 questions, including conditional answers and an appointment request. Meta recommends ranges for multiple-choice options, and its question guide lists real estate showings with questions like when they plan to buy. Mine:

  • Budget: under 10 lakh / 10–20 lakh / 20–40 lakh / above 40 lakh (adjust to your project).
  • Timeline: this month / within 3 months / just exploring.
  • Plot size or flat type wanted, if the project has several.
  • Preferred site-visit day, via the appointment request question (Meta notes this question limits delivery to the Facebook app on mobile).

If your team handles WhatsApp better than calls, use a click-to-WhatsApp ad instead. Either way, reply within minutes; Meta advises running lead ads when your team can respond. Since April 2026, new campaigns need the Conversions API to use the qualified-leads performance goal.

Measuring

Judge targeting by cost per site visit, not cost per lead

Cost per site visit is the number that tells you whether targeting works. Meta's cost per result is simply amount spent divided by results, and for a lead campaign a result is a form or chat, not a buyer at the site.

Keep a sheet with one row per lead: date, ad set, answers, called, visit booked, visited, booked. Each week divide every ad set's spend by its completed visits. An ad set with 60 leads and 3 visits loses to one with 25 leads and 5 visits at the same spend.

Examples

Five example audience setups by project type

These are starting setups I would use, not results from a client; I have not yet run a real estate campaign I can publish numbers for.

Plotted colony, tier-3 town

Pin on the site, radius over the town and villages, minimum age 25, no interests, Advantage+ audience on. Higher intent form or click-to-WhatsApp. Reels shot at the site with the road visible.

Flats in a city

City with Reach more people on, minimum age 25, no interests. Second ad set: 90-day viewers of the sample-flat walkthrough. Form asks flat type and timeline.

Commercial shops

Small radius around the market plus the district headquarters. Test business-owner interest suggestions against broad. Creative leads with frontage, footfall and parking.

Hometown buyers in metros

Ad set in the cities where people from your district work, Hindi creative naming your town first. Form asks when they next visit home.

NRI buyers

Target the countries where they live; Reach more people never adds people living abroad. Ads shown in the US, Canada and certain European countries must use the Housing special ad category, which limits or removes age, gender, lookalike and postal-code targeting and enforces a wider radius. Check Meta's policy first.

Rules

Compliance points to check before any property ad

Show the RERA registration number and RERA website on ads for registered projects, and check your state RERA's directions. Section 11(2) of the RERA Act asks for both; UP-RERA and WBRERA have issued directions, while MahaRERA held it does not apply where the occupancy certificate came before the ad. Advantage+ audience is not available in housing special ad category campaigns.

Honest fit check

When targeting will not fix the problem

  • The price is far above what local buyers pay. No audience setting brings site visits for an unrealistic price.
  • Nobody answers the phone or WhatsApp within the day. Leads go cold before targeting can be judged.
  • The project needs RERA registration and does not have it yet.
