Digital Marketing for Real Estate: Enquiries and Site Visits That Turn Up

I run Facebook and Instagram ads, Google Search ads and the landing page behind them for builders, colonizers and property dealers, and I judge the work by one number: what each qualified site visit cost. I am Jagmohan Kurmi, M.Tech, founder of FutureTech Digital Marketing Agency (since June 2021, 1,200+ clients), meeting clients in person in central MP and working remotely across India. Send me the project name and town on WhatsApp.

Who it is for

Four kinds of property, four different plans

Real estate digital marketing works when the plan matches the project type, because a plot buyer in a district town and a flat buyer in a city behave differently. I plan each of these separately:

Plotted colonies in tier-2 and tier-3 towns

Buyers want to talk before they fill anything. Click-to-WhatsApp ads aimed at the town and nearby villages, reels shot at the site, and a Google Maps listing for the site office. Posters and banners are covered in my Hinglish guide, plot bechne ke liye vigyapan.

Flats and apartments in cities

Buyers compare many projects online. Instant form lead ads with qualifying questions, Google Search ads on project and locality searches, and a landing page with floor plans, amenities and the RERA details.

Commercial shops and offices

Traders and investors decide slowly. Search ads on shop and office searches, plus a landing page that answers frontage, footfall and possession questions.

Resale through property dealers

Many listings, small budgets. One campaign that sends people to WhatsApp, where the dealer shares the matching listings, works better than a separate ad for every property.

What I run

The channels I set up for a real estate project

For most projects I start with Meta ads, then add Google Search ads and a landing page, with reels and a Business Profile supporting both:

  • Meta lead ads with an instant form. Meta offers a higher intent form type that adds a review screen where people confirm their details before submitting; Meta suggests it when each lead needs follow-up or qualification. Note that Meta delivers higher intent forms only to Facebook and Instagram feeds on mobile.
  • Click-to-WhatsApp ads. The ad opens a chat with your sales number, with ready prompts such as "Plot size aur rate batayein". Your WhatsApp number must be connected to your Facebook Page or business portfolio first.
  • Google Search ads. For people already searching for plots, flats or shops in your town or locality. Volume is lower than Meta but intent is higher. More on my Google Ads services page.
  • An ad landing page. One page per project: location map, layout or floor plan, sizes, approvals you hold, the RERA number where it applies, and WhatsApp and call buttons. See landing pages built for conversion.
  • Reels. I write the scripts and, inside my travel area, shoot at the site. The ideas that work for plots, flats and shops are in my guide to real estate reels ideas.
  • Google Business Profile for the site office. Only for a real office that is staffed and can receive visitors during its stated hours, which is what Google's guidelines expect.

Audience settings decide a large part of lead quality. I keep the location tight to where buyers actually come from and build later audiences from people who visited the site. The full set of choices, from radius versus whole city to age and lookalikes, is in my guide to real estate Facebook ads targeting in India.

Lead quality

How I keep fake and casual leads out

Lead quality is protected by the setup, not by luck: one project per campaign, a form that makes people think for a second, and a fast human reply. These are the rules I follow on every real estate account:

  1. Step 1

    One project per campaign

A plotted colony and a commercial complex never share a campaign, because Meta then optimises toward whichever form is easier to fill, not toward the buyer you want.

  2. Step 2

    One or two qualifying questions

Meta lets you add multiple choice questions to an instant form and recommends ranges to keep options short. I ask budget as a range and purchase timeline. More than that and genuine buyers drop off.

  3. Step 3

    A WhatsApp reply within minutes

Your office replies to every lead within minutes during working hours, with a location pin and an offer to book a visit. Most money is lost here, not in the ad.

  4. Step 4

Every lead in a shared Google Sheet

Meta lets you download instant form leads as CSV or XLS from Ads Manager or Meta Business Suite, but keeps them only for 90 days. I move them into a sheet daily, with columns for called, interested, visit booked and visit done.

  5. Step 5

Cost per site visit, reviewed weekly

Each week we hear a few real calls and divide spend by visits done. Costlier leads with more visits win.

Proof

No real estate client case yet

I have not published a real estate result, and I will not invent one. These two cases are from other industries and show the same method: own your enquiries, track each one, and judge spend by what it produced.

Compliance

RERA numbers and Meta's housing rules

For a RERA-registered project, show the RERA registration number and the authority's website on every ad. That comes from Section 11(2) of the RERA Act 2016, and state authorities such as UP-RERA and WBRERA have issued their own directions; MahaRERA has held it does not apply where the occupancy certificate came before the ad. Check your state RERA's directions. I put the number on the landing page, the ad and the form intro.

Meta's Housing special ad category, which limits targeting, is required for advertisers reaching the US, Canada and parts of Europe; I found no such requirement for ads aimed at India. I check Meta's policy before each campaign.

Honest fit check

When I am not the right fit

  • Your project needs RERA registration and does not have a number yet. I will not run ads for it until it does.
  • Your prices are well above what the local market pays and cannot move. Ads bring people to the site; they cannot make a price acceptable.
  • Nobody can take calls and reply on WhatsApp within minutes during the day. The leads will go cold.
  • You want a fixed number of site visits or plots sold written into the contract. I do not promise that.
  • You want misleading claims in ads, such as approvals you do not hold or "last few plots" when that is not true.
