Real Estate Reels Ideas: 18 Reels for Plots, Flats and Shops
Property reels that bring enquiries show the actual place in the first two seconds and answer one buyer question: where, how big, how much, or is it legal. Below: 18 reel ideas for colonies, flats and shops, opening hooks, what must be on screen, a shooting checklist, Hindi captions, and how to turn the reel that works into an ad.

Reel ideas for plots and plotted colonies
Plot reels work when they prove what a small-town buyer worries about: the road, the plot size on the ground, and the papers. An honest, clear shot of the land beats fancy graphics.
1. Landmark to plot, one take
Start at a place everyone knows (the bus stand, a temple, the highway turn) and drive or walk to the site without cuts. Hook: "Bus stand se colony tak, bina cut."
2. Walk the plot corners
Stand at each boundary peg of one plot with its size on screen. Buyers see what 1,000 or 1,500 sq ft actually looks like.
3. Facilities tick list
Road, drain, electricity pole, water line, boundary wall: show each one that exists and tick it on screen. Leave out anything not yet built.
4. Map, then real footage
A two-second Google Maps screenshot of the location, then cut to the same spot on the ground. It answers "kahan hai?" before anyone asks.
5. Papers explained
The owner, to camera, lists the documents a buyer gets at registry, holding the actual files.
6. Morning at the colony
Thirty quiet seconds: school van, neighbours' houses, the nearest shop. Families buy a neighbourhood, not a plot number.
Reel ideas for flats and apartments
Flat reels should feel like a site visit from the buyer's sofa: one continuous walk, real room sizes, and the light at different hours.
7. Door to balcony, one take
Walk in from the main door to the balcony without cuts, with each room's size appearing as you enter it.
8. Sunlight at 9 and 5
Same rooms filmed morning and evening. Ventilation and light are what buyers ask about after price.
9. Monthly construction update
Film from the same spot every month and add the date. A series like this answers "kab milega?" without a sales pitch.
10. Will my furniture fit
Tape the outline of a bed, sofa and dining table on the floor and film it.
11. Amenities in 15 seconds
Lift, parking, power backup, water tank: only what is built and working, two seconds each.
12. Payment plan, simply
Owner explains booking amount and stages with plain text on screen, only if the plan is final and in writing.
Reel ideas for shops and commercial projects
Shop buyers are traders and investors, so show footfall, visibility and the businesses around. Investors notice exaggeration quickly.
13. Peak-hour footfall
Stand at the frontage at the busiest hour and film the passing crowd and traffic for 20 seconds, with the time on screen.
14. Visibility from the road
Approach from both directions on the main road to show how far away the signboards will be visible.
15. Who is next door
Pan across the bank, school, bus stop or market around the project. Name only what really exists.
16. Inside the shop
Shutter up, a person standing inside for scale, size and ceiling height on screen, then the view out to the road.
Two reels every project should have
17. The owner on camera
Who you are, how long you have built in this town and which earlier projects people can visit. Only checkable claims.
18. Site visit invitation
Date, time, pickup point and what visitors will see. This one works as a retargeting ad for people who watched your other reels.
Hooks for the first two seconds
A good hook puts the place on screen and says one specific thing in text and voice together. Open on the most convincing frame, never on a logo.
- "Highway se sirf 2 minute, ye raha plot." (only if you timed it)
- "1,000 sq ft plot asal mein itna bada hota hai."
- "Ye colony ki sadak hai, brochure wali nahi."
- "Registry ke waqt aapko ye kaagaz milenge."
- "Is flat mein subah 9 baje ki dhoop dekhiye."
- "Is dukaan ke saamne se shaam ko itne log guzarte hain."
- "Plot lene se pehle ye 3 cheezein dekhiye."
What to show on screen: RERA, landmarks and price
Every property reel run as an ad needs the project name, a contact number, and for registered projects the RERA registration number and RERA website. Section 11(2) of the RERA Act asks for both; UP-RERA and WBRERA have issued directions, and MahaRERA held it does not apply where the occupancy certificate came before the ad. Check your state RERA's directions.
Meta asks advertisers to keep text and logos off the top, bottom and side edges of 9:16 Reels ads, and to leave the bottom 40% clear if the ad carries a disclaimer. Put the RERA line in the upper-middle of the frame and repeat it in the caption.
- Landmarks: name places buyers already know, and state distances or minutes only if you measured them yourself.
- Plot or flat size: in sq ft, and the local unit if buyers use it.
- No promises about returns, future roads or approvals you do not have in writing.
| Price approach | Works when | Trade-off |
|---|---|---|
| Exact price shown | Price is competitive for the area | Fewer but more serious enquiries |
| "Starting from" price | Sizes and prices vary within the project | Some leads expect the lowest price for every plot |
| Price on request | Premium projects or prices about to change | More enquiries, many of them only asking the rate |
Shooting checklist for property reels
- Phone held vertical, lens wiped, horizon level, gimbal or slow steady walk.
- Shoot between 8 and 10 in the morning or in the hour before sunset.
- Clip-on mic for anyone speaking; wind ruins site audio.
- Clean the site first: no garbage, parked tractors or loose wires in frame.
- Film the RERA board and the approach road every time.
- Take extra wide, medium and close shots of each spot for editing.
- Keep each reel to one idea; the ones that hold attention are usually under a minute.
- Add Hindi or Hinglish text on screen; many people watch without sound.
Captions in Hindi and Hinglish
Captions should repeat the hook, add what the video cannot (RERA number, address, phone) and ask for one action. Four examples:
- "Bus stand se sirf ek mod door. Colony mein pakki sadak aur bijli ka pole pehle se. Site visit ke liye WhatsApp karein."
- "1,000 sq ft ka plot zameen par kaisa dikhta hai, khud dekhiye. Rate jaanne ke liye comment mein PLOT likhiye."
- "Sample flat ki subah aur shaam, dono dekhiye. Is Sunday site visit, pickup ke liye message karein."
- "Market road par dukaan: shaam 7 baje ka nazara. Size aur rate ke liye call karein."
How to turn a good reel into an ad
Promote the reel that already holds viewers instead of making a new ad. In Ads Manager, Meta lets you choose Use existing post and pick your own Facebook or Instagram reel; on Instagram you can also boost it with Ad tools for profile visits, website visits or messages.
- Step 1
Pick the reel
Look at watch time, saves, shares and the comments asking for the rate. Ignore likes from friends.
- Step 2
Choose the goal
For enquiries, use a leads campaign with an instant form or a click-to-WhatsApp ad, not engagement.
- Step 3
Fix the frame
Turn on the safe zone guide in Ads Manager and check that the RERA line, price and number are not covered.
- Step 4
Test two versions
Same reel with price shown and with price on request, using Meta's A/B test so each person sees only one.
- Step 5
Retarget the viewers
Build an audience of people who watched the reel and show them the site-visit invitation. Setup details are in my real estate Facebook ads targeting guide.
When reels alone will not sell a project
- The project needs RERA registration and does not have it: do not advertise it yet.
- The site has nothing to show yet and no sample flat. Start with the owner-on-camera and papers reels, and keep ad spend low.
- No one replies to comments and messages the same day.
Want these reels shot and run for your project?
I plan reel ideas and scripts, shoot on site, edit with Hindi text and music, and run them as Meta ads. I shoot in person in Damoh, Sagar, Jabalpur, Chhatarpur, Katni, Vidisha, Tikamgarh and Panna, and work remotely elsewhere. Reels are priced on WhatsApp after I see the project.
How reels fit with ads, landing pages and lead tracking is on my digital marketing for real estate page. Plot sellers who prefer Hindi can read plot bechne ke liye vigyapan. Already have reels? Send them for a review through the real estate marketing page.
